The Project.

As part of the Government's mission to upgrade UK homes with low energy performance ratings, Nottingham Community Housing Association (NCHA) were awarded SHDF funding (Social Housing Decarbonisation Fund) to retrofit 32 properties in North Nottinghamshire, 30 of which were in Ollerton.

A selection of semi-detached properties of different architectural types were selected to benefit from external wall insulation complimented by new fascia’s, soffits, guttering and windows, plus loft insulation to further enhance the energy efficiency.

NCHA awarded Westville the contract to complete the project working with their retrofit designers and coordinators Osmosis, and their appointed window contractors. The designs included some properties to have solid render finish and some with the traditional brick effect render finish using high quality products by SPS/BENX.

Work took place between May and October 2023, therefore benefitting from the summer weather to aid workflow and minimise disruption for the residents.

The Challenges.

To enable the EWI to be installed, it was necessary for Western Power to remove the electrical cables from walls for the duration of the work, therefore detailed planning and communication with them via NCHA and Westville was needed to ensure minimal disruptions to the residents and programme of work.

Westville also needed to create a health and safety solution when the damp proof course around each property had to be excavated to allow the dpc insulation to be installed. To protect the public from potentially falling down the open trench, Westville formed a barrier around the excavation & provided walk boards to the property entrances, therefore preventing any accidents.

Westville’s Installation Manager Andy Hardwick worked closely with Greg Watson (NCHA Operational Manager - Projects) throughout this project to ensure each property ran smoothly with minimum disruption to the residents.

All work was checked at each stage of installation to ensure it was to Westville’s high standards, which therefore minimised the number of snags and resident inconvenience. This was also evident when contacting the residents for their feedback on property completion, with high customer satisfaction scores and many glowing comments.

The Results

A total transformation of the properties, some with attractive cream render, and some with traditional brick effect render. This is a meticulous process to create the brick effect as it’s all done by hand to set the mortar lines within the render to give the look of bricks.

The external wall insulation has of course made a huge difference to the warmth being kept inside the properties preventing heat escaping through the walls, together with the loft insulation stopping the heat escaping through the roofs, which resulted in more comfortable homes for the residents coupled with sizeable savings on their energy bills.

The new fascias, soffits and guttering have all added to the aesthetics of the properties giving them a total new look which the residents are delighted with. All work was carried out to PAS standards with Trustmark guarantees of 25 years on the EWI.

The project encompassed the renovation and enhancement of a total of 30 properties spread across the designated areas.

Following the work done in Nottinghamshire, the total estimated energy bill savings amounted to a massive £10,800 per year, that’s an average saving of around £360 per household! *

The decarbonisation transformations will save over 26.4 tonnes of CO2 from entering the atmosphere each year. This is Equivalent of removing 5 Homes electricity usage from the grid each year.**
